What’s Not Included in This Service
We believe in full transparency. Our subscription covers the widest range of maintenance, cleaning, and compliance services in the UK, but there are some items we cannot include. We want landlords to know everything upfront so there are no surprises later.
Exclusions
- Major system upgrades (full boiler replacements, consumer unit upgrades, rewires)
- Pre-existing faults or issues that occur within the first 14 days
- Trace & access work (locating hidden leaks/faults — usually covered by landlord insurance)
- Accidental damage caused by tenants, contractors, or third parties
- Systems not maintained or installed to UK standards
- Specialist systems: underfloor heating, towel rail circuits, specialist pumps
- Shower pumps & electric showers
- Non-gas heating systems (oil, LPG, biomass)
- Limescale/sludge damage requiring powerflushing
- Boiler brands we do not service: Potterton Powermax, Britony, Chaffoteaux, Sime, Servowarm, Elm Le Blanc
- Upgrades or improvements (optional extras available on request)
- Deep cleaning, end-of-tenancy cleans, or hoarder clearances
- Major structural works
- Full roof replacements or large-scale roofing works
- Garden landscaping (beyond basic maintenance)

14-Day Cool-Down Period
A 14-day cool-down period applies before you can start using the service.
During these 14 days:
We do not attend non-emergency repairs
Pre-existing issues are not included
Emergencies only (chargeable if pre-existing)
After the cool-down, you receive full unlimited access to the service.

Provide Optional Details in Your Portal
Once your plan is active, you can add:

FREQUENTLY ASKED QUESTIONS
Do I need landlord maintenance & cleaning cover?
Yes. Properties naturally deteriorate without regular cleaning, preventative maintenance, and rapid repairs. Our subscription protects your investment, keeps tenants safe, and prevents expensive issues — all for one fixed monthly fee.
When does my cover start?
Your plan begins as soon as payment is completed.
However, there is a 14-day cool-down period where the service cannot be used except for billable emergencies or pre-existing issues.
What is the 14-day cool-down period?
For the first 14 days:
- No non-emergency repairs
- Pre-existing faults are not included
- Emergencies can be attended but may be chargeable
After 14 days, you receive full unlimited access to the service.
Do you cover my boiler?
We cover most natural gas domestic boilers for repairs and servicing.
We do not cover:
Potterton Powermax, Britony, Chaffoteaux, Sime, Servowarm, Elm Le Blanc, LPG, oil, electric, solid fuel, thermal store, or back boilers.
Will you fix pre-existing faults?
No. Pre-existing issues and faults reported within the first 14 days are not included.
We can repair them separately at your request, but they fall outside the subscription.
How do I book a repair?

How fast can you send an engineer?
- Emergency repairs: average 2 hours
- Urgent repairs: next working day
- General repairs: 24–48 hours, scheduled at a suitable time
What safety certificates do you handle?
We handle:
- Annual Gas Safety Certificate (CP12)
- Annual Boiler Service
- EICR (Electrical Installation Condition Report)
- PAT testing
- Emergency lighting checks

Can my tenants report faults directly?
Yes.
You can choose to allow tenants or your managing agent to report issues directly to us. This ensures repairs are handled faster without involving you.
How do I book my Gas Safety Certificate (CP12)?
Simply add your CP12 due date in an email (28 days’ notice required).
We’ll automatically schedule a Gas Safe engineer and complete the CP12 + your annual boiler service in the same visit.
